Preparing a Clear Brief for Your Home Addition

Design Concept: The featured image is an illustrative planning scene, not a completed BST Design & Build addition.

A productive addition consultation starts with a description of life in the home. You do not need a finished design before talking with a team, but a clear brief helps separate essential requirements from ideas that are still open for discussion.

Explain the use of the new space

Describe who will use the space, when it will be busiest and how its use may change. A room for everyday family gathering raises different questions from a quiet retreat used by one person. Include the activities that need to happen at the same time.

If several household members have different priorities, bring those differences into the conversation early. The brief should make them visible so the plan can respond deliberately.

Document the connection to existing rooms

Identify the rooms that would connect to an addition and any frustrations with their current layout. Consider entrances, furniture, storage and access to outdoor areas. Photos of the existing home can help explain the relationships.

Share existing drawings or surveys if you have them. They are useful starting information, but the team will still need to establish what is current and what requires further verification.

Set priorities and an investment range

Separate essentials, strong preferences and optional ideas. For each essential, describe the benefit it should create. This helps the team protect the most valuable parts of the scope if tradeoffs become necessary.

Discuss an initial investment range and any timing constraints honestly. These are planning inputs, not a substitute for a defined scope or a project-specific proposal. Include household events or occupancy needs that may affect sequencing.

Bring inspiration with an explanation

Choose a few images and note what attracts you: the proportion of a room, a connection to the garden, or the relationship between old and new materials. A focused set of examples is more useful than a large collection without context.

End your brief with the questions you need answered before moving forward. BST Design & Build uses the discussion to identify the next design and assessment steps for your property.
